Headwaters Farm & Forest is a membership-based club offering access to nearly 100 acres of pasture, forest, and trails in the heart of Vermont. No Airbnb listings, no rental noise — just a quiet place to return to, slow down, and connect with the land.

Membership helps us care for the land and keep it accessible to those who value it. In return, you get access to trails, camping areas, and peaceful spaces to rest, recharge, and reconnect.

Anyone can become a member, but Vermont residents receive a sliding scale rate based on how close they live to the farm:

Daily (24 hours):
• $20 – within 10 miles
• $25 – within 25 miles
• $35 – general

Annual Membership:
• $200 – within 10 miles
• $250 – within 25 miles
• $300 – general

Lifetime Membership:
• $1,200 – within 10 miles
• $1,500 – within 25 miles
• $2,000 – general
